Why do you need the services of Pre-purchase Inspector?

Statistically people change their houses around every 10 years. This means that most people will have 2 to 3 house transactions in their life time.

Usually the process of finding the right house goes with a lot of emotion and passion. It is quite exciting going from house to house trying to find the perfect fit for your family. It is also a lot of work and stress to try to make the right decision.

After the hard work of finding the desired place, the next stage is processing overwhelming amount of information–Property reports, Section 32, Sale contract, Title details etc.. The language and the amount of details in those legal documents can be a guarantee for a headache. At about that stage majority of people will just want to get it over with. Real estate agents will create psychosis of serious competition and the need for a quick decision. Emotional buyers will be willing to compromise on any contract conditions and jump into signing the contract of sale or bid on an auction.

You don’t really want to discover just four days after signing the contract without condition that the property is in need of major structural renovation or infested with termites. It is not only going to cost you much, but it might make your life a nightmare if the bank's valuer discovers structural problems and refuses you  the finance.

Even if you make the Contract of Sale Conditional to Building and pest inspection, you are not protecting yourself as much as you think.You are far better getting the property inspected prior to signing the contract than after that.

If you don’t have experience with renovations you will need some professional to tell you what kind of existing minor or major defects the building has and how much will eventually cost you to fix them. You will need to add that cost to your purchase price to find if the house is as good of a deal as you thought it was.
