Pre-Final Inspection

Our Pre-Final Inspection checks building works for completion, quality of workmanship, compliance with current Building Code and the Guide of Standards and Tolerances 2007.

Following a visual inspection, we will check that the building works have been constructed in accordance with the approved plans.

The inspection includes all areas that are accessible to the inspector at the time of inspection.

  1. Interior and exterior of the building
  2. Roof space and roof exterior
  3. Under-floor space (if applicable and accessible)
  4. The property within 30m of the building including;
    • garage, carport and garden shed
    • separate laundry or toilet
    • retaining walls over 700mm high
    • steps
    • fencing
    • surface water drainage
    • storm-water run-off
    • paths and driveways

It might sound strange to you, but unless you are an owner builder who submitted the building permit application yourself and got back the whole complete package of documents from the Building Surveyor, you don’t normally have the real building plans and specifications. The only plans and specifications you need to consider and compare to what is being built for you are PLANS WITH STAMP OF BUILDING APROVAL ON THEM. These drawings are the latest version and the only relevant information for you in situations where changes are being done to the design of the building.

We had customers who possessed only conceptual development plans and thought that these were their building plans. On two occasions those conceptual plans were different from that customer Lot Number.

We have seen signed contracts with missing pages where important information of start and finish dates were missing  and the specifications and contingencies were not stated.

We had clients pulling out of a developer’s contract when they found that the quality of their house is well below the current building standards and way below the high end asking price.

We had client who found that the builder needed to replace the very expensive timber stairs, because of noncompliance with the Construction code, which was not noticed on final mandatory inspection.

Not all problems are as serious as that, but even smaller defects can end up costing you a lot if you don’t address them on time and get the builder to rectify them.
