Fixing stage Inspection

This is not a mandatory inspection yet, but there are talks within the regulating authorities to make it one.

At this stage you should independently check for proper installation of plaster sheets and ask for rectification of eventual problems before painting. You should check for eventual defects on the slab before the floor coverings are installed. You can inspect for proper waterproofing, quality of materials, installation of doors and windows and ask any defects to be fixed on time.

Here, at this stage you can check if you have the right baths, basins, toilets, cabinetry and most major components. If you don't perform this inspection on time and find issues at the end of the job it is going to be a lot harder to deal with the builder as the cost to change anything on a finish product will be a lot higher. Imagine how much work is involved in changing a bath-very easy to swap when is still new and not connected and major bathroom renovation when is all done and finished.

If this stage inspection is done properly and you resolve any issues on time, there will be only minor defects to sort out for the final defect inspection, which any builder will be happy to do. Having defects is unavoidable in any building job, but what you want to avoid is to have major defects or structural defects at the end of the job.
