Dilapidation Reports

Dilapidation inspections are used for documenting existing condition of adjoining or adjacent buildings or structures.

Inspections are carried out prior to and after construction or demolition works. Most of the time inspections are needed when the building works are near or right on the boundary, but some time damage can be done from bigger or deeper excavations at a further distance from the boundary.

Dilapidation inspections can be ordered either from the owners undertaking the building works, or the owners of the adjoining property.

The places those kinds of reports are commonly needed are inner city and middle ring suburbs where houses are quite few decades old, very close or attached to each other.

There were not many building regulations and controls prior to 1994. The years before that a lot of houses with double brick or brick veneer constructions had been built with no articulation joints, insufficient foundations or weak mortar mixture. Those buildings have shown numerous defects including many minor or major external brick wall cracks. On top of that with age the mortar between layers of bricks becomes fragile. It doesn’t take much ground or direct vibration to create cracks or enlarge existing ones in brick walls. Whole buildings have happened to collapse just from excessive deep excavation in an adjoining property and the vibration created by that.

The reason for carrying out such inspections is to create written independent reports documenting the exact state of the building structure before the start and after completion of building works. It is for the protection of the person initiating the work or alternatively the owner of a property next to the one starting building work.
