Can I get my deposit back if I buy at auction?

If you buy at auction and later discover structural damage or termite infestation can you get your deposit back?

No, not unless a special condition has been inserted into the contract for this purpose.

Like in everything else, there are exceptions of the rule in real life situations. If the seller has used deception (hided intentionally) to cover signs of termite infestation and if you can prove that, then you can eventually terminate the contract. There may be other means, by which the contract can be cancelled, but you will need legal advice from a qualified lawyer and they are quite expensive to deal with.
